Glass Skyscrapers coming to Main Street?

Everyone is invited to attend an Open House held at Heritage Hall (3102 Main St) on Tues April 12, 2011 from 4pm-9pm on a proposal to change height restrictions in Mt Pleasant that would allow skyscrapers to come to Main & Broadway.

The concerns are a proposed 26-storey glass tower (at 2 to 3 times higher than any current hi-rise in Mt Pleasant) does not blend into the heritage feel of the area and does not serve as a suitable "iconic landmark" for Main & Broadway,  and the expensive community "benefits" included in the proposal (market rental units, large retail space & expensive artist space) will push up land value and push out local small businesses, and will set the wrong precedent for future development in and around Main. 
Members from the citizens Mt Pleasant Community Liaison Group say, "Mount Pleasant is willing to accept density but that's not necessarily synonymous with high-rise buildings. There's a difference between height and density, and you can achieve density between 8 and 15 storeys."

Density and height between 8 and 15 storeys is much too high for what is set as the maximum in the Mount Pleasant community plan. The 7 storey Lee Building at Main and E.Broadway is currently the highest along the stretch of Main Street referenced in the community plan, and the base density allowed in the current zoning is a floor space ration (fsr) of 1.00 with an absolute maximum of 3.00 fsr that should theoretically be earned by fulfilling a number of conditions. The city and developers claim the proposal has a fsr of 6.44, more than double the maximum allowed. Furthermore a glass highrise is completely out of character of the surrounding neighbourhood; and most definitely is not an iconic building. This proposal if built would be the 'thin edge of the wedge' in transforming Main Street into another canyon of towers. It's Mount Pleasant and not Yaletown.
